Rezoning approved for 48-unit Okanagan Falls apartment building

A development permit and transfer of ownership of beach are still needed before building

A 48-unit apartment building in Okanagan Falls received approval for rezoning, but will still need a development permit before construction can begin.

The Sun and Sand RV Park's days in Okanagan Falls are officially numbered as the Regional District of Okanagan Similkameen approved rezoning to allow for an apartment building. 

The project, which has been in the works since at least 2021, will see a 48-unit apartment building built on the current RV park property. The building is proposed to be five storeys tall, with the bottom storey a covered parkade. 

One of the conditions of the rezoning is the dedication of land to the RDOS for a walkway next to the shoreline.

Okanagan Falls director Matt Taylor said the changes have been long awaited in the community. 

"Residents presently have to walk all the way around this property to get from one system of parks to the other," said Taylor on Oct. 3. "This rezoning and letter on title ensures that a formal parkway will be in existence across the front of the property connecting the parks on either side."

Taylor also noted that there had been some confusion for residents about whether the building was four or five storeys, but the zoning will ensure that no matter how many stories, it will have a limit of 15 metres in height. 

Prior to any construction, the property owner will need to formally transfer the beach over to the RDOS, and apply and receive an Okanagan Falls Town Centre Development Permit.

That permit will determine if the proposal meets the form and character for the community.
