A new five-storey apartment could soon be coming to Penticton.

City council will hear a plan at their June 6 meeting, that calls for the construction of a 35-unit rental building at 1042, 1050 and 1060 Government Street.

The proposed development would face King Street and include 39 parking spaces, as well as 23 bicycle stalls.

Council will be asked to approve a pair of variances to the zoning bylaw: one for the increase to the maximum percentage of off-street small car parking spaces and another to waive the requirement for a landscape buffer.

A report to council reads that the applicant is unable to meet the minimum zoning bylaw parking requirement of 43 spaces and has offered up 39 vehicle spots, five additional bicycle stalls and $13,000 in lieu.

City staff say that there will be no vehicle access from Government Street.

Instead, access from King Street will lead to a parking lot that’s partially underneath the first level of the building.

Most units in the plan have been designed with their own private balcony, the plan reads.

The property in question currently consists of three single-detached homes.

A pair of townhomes can be found on the opposite side of King Street from the proposed development.

When council is formally introduced to the plan, it will mark the second time this spring Penticton’s been on the receiving end of a five-storey proposed development.

In April, a mixed-use plan of such size at 674 and 686 Martin Street cleared the public-hearing hurdle.
