A public hearing on a potential rezoning for a new dental office on Fairview Road will take place on Tuesday, March 15.
The property is located on the corner of Fairview Road and Calgary Avenue where there used to be a convenience store that was eventually demolished in 2020.
The public hearing is one of three scheduled for 6 p.m. at the city council chambers
The proposal would see a one-storey, 439 square-metre dental office built to replace it.
As a dental office is considered a health service, it requires an amendment to change the property from the existing neighbourhood commercial to commercial transition zoning.
According to the staff report, previous uses on the site had contaminated the land. The developer had worked through the Ministry of Environment’s remediation requirements prior to the demolition in 2020 and the submitting the request for rezoning.
City staff are also recommending several dedications be added to the rezoning if council decides to go forward with approving the zoning change, including requiring road dedications along both streets and the intersection.
As part of the process, staff has also worked with the developer to get them to agree to having exit-only access from the property onto Fairview Road, due to the presence of the Lake-to-Lake bike route.
