Penticton council will review a plan that calls for the construction of an apartment building located across Cherry Lane Shopping Centre.
The development would be built at 2210 Main Street while sharing a 14.7-acre property with businesses like TD Bank, Sleep Country and Real Canadian Superstore.
It is unknown how many residential units the apartment would include, however, the applicant has requested a zoning amendment to allow for a maximum height of 20 metres (about six storeys). The plan includes 80 parking spaces.
The proposal was originally scheduled to be reviewed at council’s meeting on April 2. City officials say it has been “withdrawn” and will be rescheduled for a future meeting, where local politicians will be asked to give the project its first reading.
A request to allow for residential units on the building’s first floor was also submitted, as the current zoning only permits such units on the second storey and higher.
“The proposed site-specific zoning amendments would allow the construction of a residential building on the subject property in the future,” a report from the city reads.
There will be no public hearing, as the B.C. government has passed legislation prohibiting municipalities from holding such gatherings when developments are aligned with the Official Community Plan (OCP). That law kicked in Nov. 30, 2023.

The proposed Main Street complex is currently zoned ‘General Commercial.’
According to Penticton’s OCP, the intent of this zoning is to “encourage a wide range of developments that support both mixed-use and commercial use.”
