Proposed 10-unit duplex development in Penticton shot down by council

Concerns with the development included size, height and fit with the neighbourhood

The proposed construction of a 10-unit duplex development was rejected by Penticton council following a public hearing on Tuesday night, Aug. 16.

If approved, the project would feature five duplex buildings and 10 units located at 770 Argyle Street.

The city received three letters of opposition regarding the development, with height, size, and neighbourhood fit among the concerns.

“Development should happen but not at any cost,” said mayor John Vassilaki. “I’m of the belief that this project should be much smaller than what they’re proposing at the present time.”

The address of the proposed property is currently occupied by a single-family home constructed in the 1930s. City staff noted that the house is not listed on the heritage registry.

Located south of Eckhardt Avenue West, the development would have been twice as large as the average property in the neighbourhood, according to a staff report submitted to council.

“It’s got some merit, it’s just too big,” said Counc. Katie Robinson. “If they come back at around half size, it would be a lot more comfortable with me.”

The project received little support among all councillors, with Vassilaki introducing a new motion that would see the developer work with city staff in addressing the concerns of the community.

The mayor’s motion was supported by council.

Due to its height, compared to other properties nearby, privacy was also cited as a concern at the public hearing.

Parking and a lack of proposed green space were also among the talking points.
